Over the last 18 months, Building Consents received an estimated 41, building consents applications for assessment and approval whilst processing overinspections.
Auckland's growth has been projected to reach an all-time high and estimates that 13, new homes will be needed each year between and in addition to those already planned. There is a definite need for skilled, competent and experienced building officials.
Auckland Council is a unitary authority for the wider Auckland region and is the largest single council in Australasia. The Building Consents team employs around permanent staff and grants well in excess of 20, building consent approvals every year and that number is only increasing through the current building boom. Auckland Council and all of New Zealand uses a competency review process and categorizes members of our teams that make technical decisions inspectors, processors, etc according to their abilities.

Where there is a conflict between the requirements of the CoP and any other infrastructure requirements or conditions this shall be discussed and resolved with the council.

As per Section of the Building Actthe building owner must display a copy of the Building Warrant of Fitness in a public area. This will be the first thing the auditors check when walking into your building. Please be aware that there is an infringement fine for failing to display the Building Warrant. As per Section of the Building Act two years worth of records are required to be kept.
Records are kept in a Compliance Manual, which is kept on site, in an easily accessible area to council inspectors, IQP inspectors and technicians. The Compliance Manual contains a detailed record of inspections and maintenance carried out by your service providers for each specified system.
An electronic copy of all records is acceptable as long as they are available to auditors while on site. If you do not have a Compliance Manual you can contact Argest and we can arrange one for you. This will be at an additional cost. As per Section of the Building Act amendment inyour Compliance Schedule is required to have the following information:.
Please check your Compliance Schedule s to find out whether or not there is a detailed description of each specified system. If there is no specified system information, you will need to contact each of your service providers to obtain this information. The specified system information will then need to be provided to Auckland Council to update the Compliance Schedule s.
